PropShare Capital, a SEBI-registered Category II AIF manager, has introduced PropShare Real Estate Fund II (PREF II), the second scheme under its existing Category II Alternative Investment Fund (AIF). The company aims to raise Rs 500 crore with an additional Rs 200 crore green shoe option.

PREF II will focus exclusively on completed Class A income-generating commercial real estate leased to multinational and blue-chip tenants in India’s tech hubs, such as Bangalore and Mumbai. The fund primarily caters to institutional investors, HNIs, family offices, and select sophisticated domestic and NRI investors. The minimum investment is Rs 1 crore in line with AIF regulations.

CEO and Co-founder of PropShare Capital, Kunal Moktan, expressed excitement for launching the second scheme. He highlighted the current high inflation and interest rate environment, which has increased yields across different asset classes, including commercial real estate. Moktan noted that the softness in the investing environment and lack of capital providers have created a unique opportunity for opportunistic investors to acquire quality Class A assets at above-market yields.

The first scheme, PREF I, has already been fully deployed across four office assets in Bangalore and Mumbai. These assets are 100% leased to Grade A tenants, including LG, Tata Finance, and 24/7 AI.

Definitions:

1. AIF: Alternative Investment Fund. These are privately-pooled investment funds in India that are not registered with the Securities and Exchange Board of India (SEBI) as a mutual fund, collective investment scheme (CIS), or any other type of recognized fund.

2. Class A assets: This refers to high-quality assets that are considered prime commercial properties. These assets typically have prestigious locations, excellent infrastructure, and are leased to reputable tenants.
